Homes owners  with little or no equity is a frequent problem we're used to seeing. Often owners will try to
sell the home themselves "for sale by owner" without success. At this point they will try to use a real estate
agent.

The problem with that is that the asking price of the home is ussually greatly increased to cover the
agents comission. The price needed  to cover the comission, closing costs, taxes, and holding costs is very
often more than the sellers equity.  Meaning not only does the seller not get any money at closing but has to
 write a check for the difference.
